Property Manager – Residential Lettings

About the role

We are seeking an experienced Property Manager to join a family‑run lettings business in Pinner. You will be the main point of contact for landlords and tenants, ensuring smooth day‑to‑day operations and high levels of customer service.

Key responsibilities

• Advise and guide landlords on property management matters.
• Handle maintenance requests using Fix Flo software.
• Negotiate end‑of‑tenancy deposit deductions and manage TDS disputes.
• Arrange end‑of‑tenancy procedures and prepare properties for new lets.
• Coordinate refurbishment works, obtain quotes and manage contractors.
• Liaise with tenants and contractors to ensure timely completion of work.
• Process quotes, submit invoices and ensure timely payments.
• Conduct detailed property visits and produce reports via an online app/website.
• Ensure compliance with health & safety legislation, including gas and electrical safety.
• Assist with insurance claims and utility changeovers.

Required profile

• Minimum 3 years’ experience in property management.
• ARLA qualification preferred but not essential.
• Strong knowledge of current lettings legislation.
• Highly organised with the ability to prioritise workload.
• Excellent problem‑solving and customer‑service skills.
• Full UK driving licence and own car.

Required skills

• Proficiency with Fix Flo software.
