Property Manager (Residential Lettings)

About the role

We are looking for an experienced Residential Property Manager to lead the daily operations of a busy lettings portfolio in Richmond, Surrey. You will be responsible for maintaining high standards of service for landlords, tenants and contractors while ensuring compliance with UK statutory regulations.

Key responsibilities

• Manage day-to-day administration and electronic record-keeping for an assigned residential portfolio.
• Coordinate contractors for reactive repairs and oversee major refurbishment projects.
• Ensure compliance with EPC, EICR and Gas Safety Certificate requirements.
• Conduct routine property inspections and implement corrective actions.
• Handle end-of-tenancy processes, including check-outs, deposit negotiations and property turnarounds.
• Act as primary contact for tenant complaints, landlord updates and complex queries.
• Process contractor invoices in the property management system and prepare operational reports.

Required profile

• Proven experience in residential lettings property management or a related building industry role.
• ARLA Level 3 qualification desirable (not essential).
• Excellent verbal and written English communication skills.
• Well-presented, able to work both autonomously and as part of a team.

• Proficiency in Microsoft Excel.
• Proficiency in Microsoft Outlook.

What we offer

• Salary £33,000 – £38,000 per annum plus performance bonus.
• Standard office hours: Monday‑Friday 9:00‑17:30 (including 1‑hour lunch).
• 20 days holiday initially, rising to 25 days plus bank holidays.
• Immediate start with flexibility to begin late August/early September 2026.
