Property Manager – Residential Portfolio (Bristol)

About the role

We are seeking an experienced Property Manager to oversee a portfolio of approximately 120 residential properties in Bristol. You will act as the primary point of contact for both landlords and tenants, ensuring smooth tenancy operations and high standards of property care.

Key responsibilities

• Manage tenancies, maintaining strong relationships with landlords and tenants.
• Coordinate and resolve maintenance issues from initial report to completion.
• Organise and supervise contractors for repairs and inspections.
• Conduct regular property inspections and manage check‑outs, including deposit negotiations.
• Ensure all properties comply with legal and safety regulations such as Gas Safety, EPC and EICR.

Required profile

• Minimum 1 year of experience in lettings or property management.
• Excellent organisational and communication abilities.
• Confident in dealing with landlords, tenants and contractors.
• Strong customer‑service focus and attention to detail.
• Full UK driving licence.
• ARLA/NAEA qualifications are advantageous but not mandatory.
