Property Manager – Residential Portfolio

About the role

We are seeking an experienced Property Manager to oversee a diverse portfolio of residential freehold and leasehold developments in Rainham. Working closely with the Head of Property Management, you will deliver a professional service while benefiting from our dedicated back‑office and legal support teams.

Key responsibilities

• Manage the portfolio in line with RICS Codes of Practice and ARMA/IRPM guidelines.
• Appoint, tender and monitor contractors, ensuring performance standards.
• Prepare and control service charge budgets, coordinating with senior directors.
• Conduct regular property inspections, update Riskbase reports and implement health‑and‑safety actions.
• Handle leaseholder enquiries, correspondence and attend resident AGMs and directors' meetings.
• Oversee insurance policy renewals, claims and liaise with loss adjusters.

Required profile

• Proven experience in residential property or block management.
• Strong knowledge of current leasehold legislation.
• Excellent interpersonal and communication skills with a diplomatic approach.
• Ability to prioritise workloads independently and take initiative.
• High literacy and numerical proficiency.
