Property Manager – Surbiton Estate Agency

About the role

We are seeking a Property Manager to join an established independent estate agency in Surbiton. The successful candidate will oversee a portfolio of around 115 residential properties, ensuring smooth day‑to‑day operations and high levels of client satisfaction.

Key responsibilities

• Manage a portfolio of approximately 115 properties, handling lettings and renewals.
• Work closely with the Assistant Property Manager and Lettings Manager on overall management duties.
• Build and maintain strong relationships with landlords and tenants.
• Coordinate contractors, obtain maintenance quotes, and oversee repairs.
• Ensure compliance with legislation, arrange safety certificates, and conduct end‑of‑tenancy check‑outs.
• Handle deposits, releases, and dispute resolution.
• Conduct property visits, inspections, and regular client communication.

Required profile

• Minimum 2 years of experience as a Property Manager with a personal portfolio.
• UK residency, preferably within a 30‑minute commute to Surbiton.
• Full UK driving licence and access to a personal car.
• Excellent organisational, time‑management and customer‑service skills.
• Ability to work independently, meet deadlines and manage own diary.

Required skills

• Proficient IT skills for property management software and communication.

What we offer

• Competitive salary of £36,000‑£38,000 per year.
• Standard Monday‑Thursday 9:00‑17:30, Friday 9:00‑17:00 schedule.
