Residential Property Manager

About the role

We are looking for a Residential Property Manager to join a Chartered Surveyors and Estate Agents practice in Sittingbourne. You will manage a mixed portfolio of residential and commercial properties, ensuring smooth day‑to‑day operations and tenant satisfaction.

Key responsibilities

• Prepare marketing particulars, including photography and virtual tours, for vacant properties.
• Arrange and conduct property viewings and manage tenancy applications, references, statutory checks and deposit administration.
• Draft lease and licence documentation, handle renewals, renegotiations and terminations.
• Oversee end‑of‑tenancy procedures, inventories and property inspections.
• Act as the primary point of contact for tenants, resolving queries and coordinating maintenance with contractors.
• Negotiate rent reviews, conduct market research and ensure statutory compliance across the portfolio.

Required profile

• Minimum 1 year experience in residential property or lettings management.
• Previous role as Property Manager, Portfolio Manager, Lettings Manager or similar.
• Full UK driving licence and right to work in the UK.
• Willingness to develop knowledge of commercial and agricultural property legislation.

Required skills

• Working knowledge of Microsoft Office applications.
