Senior Block Manager – £50k‑£60k per annum

About the role

Strangford Management Ltd is seeking an experienced Senior Block Manager to lead a dedicated pod and oversee a portfolio of residential and mixed‑use developments across London and the South East. You will act as the primary client partner, ensuring high‑quality service and long‑term success for leasehold communities.

Key responsibilities

• Own and manage a portfolio of 6–7 developments, delivering first‑class service.
• Lead, mentor and performance‑manage a pod comprising a Junior Property Manager and a Client Accountant.
• Take strategic responsibility for service charge budgets, financial controls and arrears recovery.
• Advise RMC, RTM and freeholder directors on governance, planning and leasehold best practice.
• Direct major works and capital projects from tendering through delivery and post‑project reporting.
• Ensure compliance with health & safety, fire safety and the Building Safety Act.
• Drive operational excellence and contribute to continuous improvement initiatives.
• Represent Strangford at senior level with clients, contractors and industry stakeholders.

Required profile

• Minimum 7 years’ experience in residential block management, including RMC/RTM/freeholder environments.
• TPI qualification (Member or above preferred).
• Proven ability to lead teams and manage complex mixed developments.
• Strong knowledge of building safety, compliance, insurance and leasehold legislation.
• Confident, organised, proactive and client‑facing.
