Senior Contracts Manager – Social Housing Refurbishment

About the role

We are seeking a Senior Contracts Manager to lead external teams delivering planned maintenance and refurbishment programmes for social housing. Based in Ealing, you will oversee a portfolio that includes kitchen and bathroom upgrades, passive fire works, decarbonisation, electrical upgrades, legal disrepair and void contracts for housing associations, ALMOs and local councils.

Key responsibilities

• Manage contracts from inception to completion, ensuring delivery within budget and agreed timescales.
• Lead Project Managers, Site Managers, Resident Liaison Officers and subcontractors to achieve high‑quality outcomes.
• Drive workforce motivation, customer service standards and profitability, including pricing of extra works.
• Maintain client and tenant satisfaction through effective process and customer management.
• Monitor financial performance of contracts and report to senior leadership.

Required profile

• Proven experience as a Contracts Manager delivering social housing or planned‑maintenance projects for a main contractor.
• Strong understanding of contract financials and profitability drivers.
• Ability to motivate teams and maintain focus on quality, safety and customer service.
• SMSTS certification and NVQ Level 6 (or equivalent) are essential.
