Block Manager

About the role

We are seeking an experienced Block Manager to join a friendly, thriving team in the heart of Pinner. You will be responsible for overseeing a diverse residential portfolio, building strong relationships with leaseholders, and maintaining the highest standards of building safety and maintenance.

Key responsibilities

• Oversee communal areas and building maintenance for residential blocks, conducting regular inspections and logging findings.
• Organise EICRs, HSFRAs and ensure strict compliance with health and safety regulations.
• Prepare annual service charge budgets, manage expenses/income, and handle building insurance renewals and claims.
• Liaise with contractors, obtain quotations and verify that works meet required standards.
• Attend client meetings and AGMs, meet new clients and deliver exceptional service to leaseholders.
• Complete LPE1 forms for flat sales and provide general administrative support as needed.

Required profile

• Minimum 3–4 years’ experience in Property or Block Management.
• Excellent written and verbal communication skills.
• High attention to detail and a commitment to task completion.
• Clean UK driving licence and reliable commute to Pinner.
