Lettings Property Manager

About the role

We are looking for a proactive Lettings Property Manager to join our growing team in Wigan. You will be responsible for managing a portfolio of residential rental properties from instruction through to tenancy end, ensuring a high level of service for both landlords and tenants.

Key responsibilities

• Manage a portfolio of residential rental properties from instruction to tenancy end.
• Serve as the main point of contact for landlords and tenants.
• Conduct property viewings and support marketing to secure suitable tenants.
• Handle tenant referencing, applications, check‑ins and check‑outs.
• Book inspections, report findings and recommend actions.
• Manage rent reviews and Section 13 rent increase procedures.
• Ensure compliance with lettings legislation and safety standards.
• Administer rent guarantee policies where applicable.
• Resolve tenant queries promptly and professionally.
• Monitor rent payments and coordinate arrears handling.
• Maintain accurate property records and update internal systems.

Required profile

• Experience in residential property management.
• Strong communication and interpersonal skills.
• Excellent organisational ability and capacity to manage multiple priorities.
• Professional, proactive and customer‑focused attitude.
• Attention to detail and problem‑solving capability.
• Full UK driving licence and access to a vehicle.
