Residential Property Manager – Richmond

About the role

We are looking for an experienced Residential Property Manager to lead the day‑to‑day operations of our busy lettings department in Richmond. You will be responsible for a portfolio of residential properties, ensuring high standards of maintenance, compliance and customer service for landlords and tenants.

Key responsibilities

• Administer daily operations, record‑keeping and electronic documentation for the assigned portfolio.
• Coordinate contractors for reactive repairs and oversee larger refurbishment projects.
• Maintain compliance with UK statutory regulations, tracking and renewing EPCs, EICRs and Gas Safety Certificates.
• Conduct regular site inspections, identify issues and implement corrective actions promptly.
• Manage the tenancy lifecycle, including end‑of‑tenancy inspections, deposit negotiations and property turn‑arounds.
• Serve as the primary contact for tenant queries, complaints and landlord updates.
• Process contractor invoices in the property management system and produce operational reports.

Required profile

• Proven experience in residential lettings or property management, or a background in the building industry.
• ARLA Level 3 qualification is desirable but not mandatory.
• Excellent written and spoken English with strong communication and dispute‑resolution abilities.

Required skills

• Proficiency with property management software.
• Knowledge of UK statutory compliance requirements (EPC, EICR, Gas Safety).

• Salary £33,000‑£38,000 per year plus performance bonus.
